Bank Statement Loans in Colorado: How Self-Employed Buyers Qualify Without Tax Returns
If you're self-employed and you've tried to get a mortgage the traditional way, you know the problem. Your business is profitable. Your bank account looks great. But after write-offs and deductions, your tax returns show income that does not reflect what you actually bring home. Traditional lenders look at that number and say no. Bank statement loans work differently.
What Is a Bank Statement Loan?
A bank statement loan lets you qualify based on your actual cash deposits instead of your tax return income. The lender looks at 12 or 24 months of bank statements, calculates your average monthly deposits, and uses that number to determine what you can afford. That is it. No tax returns required.
This program exists specifically for people whose tax filings do not tell the full story, which describes a large chunk of Colorado's workforce. Freelancers, contractors, business owners, consultants, real estate investors, restaurateurs, cannabis industry professionals, and remote workers who invoice clients are all common candidates.
How the Qualification Works
For personal bank statements, the lender typically uses 100% of your deposits. For business bank statements, a percentage is applied to account for business expenses, usually between 50% and 75% depending on the lender and your industry.
Here is a straightforward example. If your business bank statements show $30,000 in deposits per month and the lender applies a 50% expense factor, they treat your qualifying income as $15,000 per month. At that income level, you could potentially qualify for a loan in the $600,000 to $700,000 range depending on your other debts and the interest rate.
Requirements to Qualify
- 12 to 24 months of bank statements (personal or business)
- Minimum credit score typically 660 to 680
- Down payment of 10% to 20% depending on loan size
- Two years of self-employment history (verified via business license, CPA letter, or other documentation)
- Reserves: typically 3 to 12 months of mortgage payments held in savings
What About the Rate?
Bank statement loans carry a slightly higher interest rate than conventional loans, usually 0.5% to 1% above what a W-2 employee would see. That is the trade-off for the more flexible income documentation. For most self-employed buyers, it is absolutely worth it to get into a home rather than waiting another year or two for their income situation to look different on paper.
Colorado Is a Great Market for This Program
Colorado has over 320,000 self-employed workers, a large number of whom have strong income and cannot qualify with traditional documentation. The Front Range tech corridor, the outdoor industry, the cannabis sector, and the growing remote work population all create a large pool of buyers for whom bank statement loans are the right fit.
