How CHFA Works in Both Cities
CHFA SmartStep is the most common program for buyers in Broomfield and Centennial. It provides down payment assistance up to 4% of the first mortgage as a second loan, which can cover your down payment and part of closing costs. You need a 620 minimum credit score, the home must be your primary residence, and you must complete the required online homebuyer education course before closing.
First-time buyer means you have not owned a primary home in the last three years. If you owned a place five or six years ago and have been renting since, you still qualify.
