Can You Really Close on a Home in 10 Days in Colorado?
When you're under contract in Colorado's market, time is everything. Most mortgage lenders will tell you to expect 30 to 45 days to close. We regularly do it in 10. Here is what that actually means, how it works, and what buyers need to do to make it happen.
Why Closing Speed Matters in Colorado
Colorado real estate contracts include language that makes time legally significant. Deadlines are not suggestions. If your lender drags their feet and you miss a closing date, you can lose your earnest money, lose the house, or both. In a competitive offer situation, sellers often choose the buyer who can close fastest, even if the price is slightly lower.
A buyer who can close in 10 to 14 days versus 35 to 45 days is a meaningfully different offer. It is a real competitive advantage.
How We Close in 10 Days
Fast closings are not magic. They come down to two things: a lender who is set up to move quickly, and a buyer who has their paperwork ready.
On our end, we have a dedicated processing team, direct relationships with underwriters, and we do not outsource any part of the loan to a call center. Decisions get made quickly because the people making them are right here.
On your end, having your documents ready upfront is the biggest factor. When we have everything we need from day one, we can move through underwriting and get to the closing table without any back-and-forth delays.
What You Need Ready to Close Fast
- Two most recent pay stubs
- Two years of W-2s (or two years of tax returns if self-employed)
- Two most recent bank statements, all pages
- Photo ID
- Homeowner's insurance quote for the new property
If you have these ready when you go under contract, you are already ahead of most buyers. We can issue initial approval quickly and move straight into underwriting.
What Can Slow Things Down
Even with a fast lender, a few things can create delays. The appraisal is the most common one. Appraisers set their own schedules and are not always available immediately. In some cases we can use appraisal waivers for qualifying properties, which removes that variable entirely.
Title work is the other piece. Title companies need to clear any liens or issues on the property before closing. Most do this quickly but it is worth working with an experienced local title company who knows the market.
Is a 10-Day Close Right for Every Buyer?
Not always. If your situation is more complex, like self-employment income, a recent job change, or a property with title complications, more time may be needed. We will always give you a straight answer about what is realistic for your specific file. But for buyers with clean documentation and straightforward properties, 10 days is genuinely achievable.
If speed matters to you or to the seller you are trying to win over, we are the right call.
