First-Time Homebuyer Programs in Longmont, Loveland, and Thornton Colorado

Longmont, Loveland, and Thornton are three of the most active first-time buyer markets on Colorado's Front Range right now. They're more affordable than Denver and Boulder, they have strong job markets nearby, and buyers who qualify for down payment assistance programs can get into a home with a lot less cash than they think.

Why These Three Cities

Longmont sits in the Boulder-Denver corridor with median home prices around $480,000 to $520,000. That makes it attainable for buyers priced out of Boulder proper. Loveland, about 20 minutes north of Fort Collins, runs around $430,000 to $470,000 and draws buyers from the greater northern Colorado area. Thornton is one of Colorado's fastest-growing cities, with medians in the $430,000 to $465,000 range and good access to Denver via light rail.

All three are within CHFA's income and purchase price limits, which means buyers here have real options.

CHFA Programs Available to Buyers Here

CHFA (Colorado Housing and Finance Authority) offers down payment assistance statewide. For buyers in Longmont, Loveland, and Thornton, the two main programs are CHFA SmartStep and CHFA HomeOpener.

CHFA SmartStep provides down payment assistance up to 4% of the loan amount as a second loan. On a $450,000 purchase with a 3.5% FHA loan, that could cover your entire down payment. CHFA HomeOpener is designed for buyers at slightly higher income levels and can go up to $25,000 in assistance.

You have to be a first-time buyer or not have owned a primary residence in the last three years. The home must be your primary residence. You need a minimum 620 credit score. And your income has to fall within CHFA's limits for your county.

Income Limits by County (2026)

Longmont is in Boulder County, which has higher income limits to reflect local wages. A two-person household can earn up to around $130,000 to $140,000 and still qualify. Loveland is in Larimer County, with limits around $115,000 to $125,000 for a two-person household. Thornton is in Adams County, with limits around $110,000 to $120,000.

These numbers vary by household size and are updated periodically. We always check the current figures before quoting a buyer, so reach out for the exact numbers for your situation.

What the Process Looks Like

Getting a CHFA loan works like any other mortgage through an approved lender. You apply, we pull your credit and verify income, we identify which CHFA program fits, and you complete a required homebuyer education course online before closing. The course takes a few hours and covers the basics of homeownership.

We work with CHFA loans regularly in all three of these markets. If you are buying your first home in Longmont, Loveland, or Thornton and you have not looked into what you qualify for, it is worth a conversation.
